When I first stepped foot into 41 Flight Path it was like walking into a magazine. The owners, Ben and Trish Fuller, have the gifts of craftsmanship, kindness and hospitality. The walls of their home exude family and peace. Their gifts mesh perfectly as a husband + wife team in their business Lemberg House, a well respected home building company in the Hill Country. Through their business they are able to share their love of home, hospitality and lasting craftsmanship with others, working together to create the same loving, warm feeling of home for generations to come.

Because they are a dual working household with 3 precious children, we focused on a marketing strategy that would simplify the selling process and offer maximum exposure to their property. When 3 kids and a busy schedule, we knew we wanted only the most serious buyers to be viewing the property in person.

What we know is It isn’t about the number of prospective buyers through the door of a listing, it is the quality of the buyers looking and their experience when looking. There are a few ways we narrowed in on the buyer pool for 41 Flight Path.

  1. Asking for proof of purchase qualification. Knowing the buyer has already done their due diligence regarding lending shows us they are a serious buyer ready to make decision when the right property comes along. For cash buyers we request a bank verification of funds.

  2. Accompanying all showings. My team or I accompanied all showings at 41 Flight Path. This gave us the opportunity to mention all the details of the property so even the smallest ones didn’t go unnoticed. When a potential buyer understands a property wholly they can make a more educated decision and understand the value factors that make a property what it is.

  3. Using a property specific website with a virtual tour. This feature allows buyers to take a life like 3D walk through of the property giving prospective buyers an authentic feel for a property before ever stepping foot in it. The 3D walk through allows for better understanding of the layout, room sizes, ceiling height and functionality.

These steps helped us in finding a qualified buyer with minimal disruption due to unnecessary showings. In 12 days the property was under contract with a total of 51 days from listing to closing.
